Gulfstream Hotel Project

The historic Gulfstream Hotel originally opened in 1925 but has sat vacant at the foot of the Lake Worth Bridge by Bryant Park for 15 years. Beginning in the summer of 2019, Restoration St. Louis, led by Amrit and Amy Gill, began the process to obtain City approvals to bring the hotel back to life. Over the course of the next three and a half years, they obtained community feedback and worked with City staff to prepare a development entitlement application.

The historic Gulfstream Hotel originally opened in 1925 but has sat vacant at the foot of the Lake Worth Bridge by Bryant Park for 15 years.  Beginning in the summer of 2019, Restoration St. Louis, led by Amrit and Amy Gill, began the process to obtain City approvals to bring the hotel back to life.  Over the course of the next three and a half years, they obtained community feedback and worked with City staff to prepare a development entitlement application. 

The application included the restoration of the historic hotel with 90 rooms and a restaurant/bar as well as an addition. The addition on the vacant properties to the west of the hotel will provide for an additional 50 rooms, 85 apartments, a 273 space parking garage, meeting and ballroom spaces, a spa/salon, a gym and rooftop restaurant and pool.

In April 2022, the project received its first approvals from the City’s Historic Resources Preservation Board with further recommendations to the City Commission for consideration.  Open public hearings before the City Commission will take place in June and July 2022. 

Over the intervening months, Restoration St Louis has been collaborating with its design team and the City to prepare a formal set of construction documents to be submitted as part of a building permit application.  The Developer also has meet with the City’s Utility Departments to coordinate public infrastructure improvements including water, sewer, stormwater and electric, which will be part of the project.  The last update provided by Restoration St Louis anticipates a building permit application to be submitted by end of summer and project work to begin in the fall. 

Project Update – 7/12/2023

The first phase of the project will be to restore/renovate the existing historic hotel to be able to be operational by the season 2024/2025. Work on the second phase including the addition and parking garage are anticipated to open about a year later.  With the extension of the anticipated opening dates, Restoration St Louis requested a formal extension of the City’s economic incentive agreement to allow for an additional 18 months to commence construction on the project and to get it completed.  For additional information, you may connect to the Restoration St. Louis Gulfstream Hotel Project webpages at:

Project Update – 10/31/2023

Restoration St Louis has been working diligently over the summer to prepare a set of construction documents for the restoration of the existing historic hotel.  A preliminary set of construction documents was provided to the City in early-October for a cursory review and comment.  The preliminary set has been routed to the appropriate members of the Site Plan Review Team.  Once the cursory review is complete, comments on the preliminary set will be provided back to Restoration St Louis.  The review should be completed by early November.  In the meantime, Restoration St Louis has submitted a final plat for review and approval by the City.  The final plat also includes the establishment of new access/ingress/egress and utility easements and will facilitate separate parcels for the historic hotel and new hotel addition, both of which will be owned by the same overall entity.  The final plat will be reviewed by the Historic Resources Preservation Board at its meeting of November 8 followed by a review by the City Commission at its December 5, 2023 meeting.  Public noticing and mailers will be forthcoming to property owners in the general vicinity regarding the City Commission’s consideration of the necessary easements including releasing existing easements and establishing new ones.  A formal building permit application will follow and is anticipated by the end of the calendar year.
